PUBLIC NOTICE: FENCE VARIANCE – 637 Moraine Way

Notice is hereby given that the City Council of the City of Heath, Texas will hold a public hearing at a meeting that begins at 6:30 p.m. on Tuesday, June 24, 2025, at Heath City Hall, 200 Laurence Dr., Heath, Texas. The following item will be considered:

FV-2025-03: Conduct a public hearing and act on a Resolution granting certain variances to Section 157.02, Fences in Residential Areas, of the Heath Code of Ordinances, and more specifically to allow for 1) front yard fence to exceed the maximum height of four feet by allowing for a maximum height of five feet, 2) front gate to exceed the maximum height of 7-ft by allowing the gate to be 8 ½-feet tall, 3) gate crossing to be less than 30-ft from street pavement by allowing 10-ft from street pavement, 4) columns that exceed the maximum width of 2-ft by allowing stone columns measuring 30” x 50” for the gate and stone columns measuring 30” x 30” for the remainder of the front yard fence, and 5) allowing placement of the front yard fence as depicted on the site drawing being a variable distance from the right-of-way of approximately two-feet rather than the front build line. The subject property is zoned (SF-43) Single-Family Residential District land and is located at 637 Moraine Way, City of Heath, Rockwall County, Texas. (RCAD PID 19894)
